Inventory list of your personal property in case of a claim

According to Statistics and technical studies made by FEMA, emergencies can happen at any time anywhere. Nationwide, natural disasters such as flood, fire, explosion, power outages and other unpredictable emergencies have caused destruction and major damages in millions of residential and commercial properties.

As a result, the homeowners, commercial business owners and the tenants make thousands of claims to the insurance companies. Most of them assume that the carriers will send a check for the amount established as the limit on the policy. However, it does not work on this way for the PERSONAL PROPERTY. The insured must provide documentation proving that the items destroyed existed at the house or at the building. Thus, The INVENTORY LIST is the most powerful tool that the claimant should provide to the adjuster.

As a professional insurance agent, I recommend you to create and maintain updated records with the following information for each item that you own and keep at the property: description, photos, tags, price, receipts and notes.

The inventory list may include all of the belongings such as bedsheets, clothes, furniture, jewelry, appliances, arts,  and electronic devices. You could use spreadsheets and digital cameras as the most simple solution. Also, you could use specialized software that will provide you with back up to be stored in remotes servers accessed from anywhere. Also, insured should keep intangible assets such as mortgages notes, insurances policies, bank records and other financial information at safe and different facilities.

Finally, I want to remain you that a claim will get through if you possess a strong and a consolidated inventory list. It will be your own warranty for recovering all of the belongings that you have lost if your property was destroyed or if it has major damages.

Steps to prevent loss to your home due to water damage

After the storm last night in Naples, Florida, you should check the roof to your home. Are there cracked, missing shingles, pooling water or other damages caused by the water? repair  them ASAP.  Otherwise,  more potential losses will arise.  As a result, the value of your house will decrease and potential claims to insurance companies will increase the premium of your homeowner insurance.  More information at http://www.es-insurance.com/

Affordable liability insurance for General Contractors that are not making high revenue

During the boom of the real estate and the construction industries, the General Contractors (GC) made high revenue. At that time they paid high premiums for the liability insurance.    However,   due to the Economic down turn their income has shrunk to minimum levels. As a result, some of them had already shut down; while other have been working in repairs and remodeling.

In this new scenario, the firms that are still on the market have been challenged by the carriers because most of them offered unaffordable policies during the last two years.  Also, GCs could not meet the insurance companies’ requirements such as payroll, percentage of contractors, and percentage of subcontractors.

Fortunately, this scenario has been changed recently and some carriers are offering the following three alternatives to CGs that do repairs, remodeling and maintenance:
1.     Occurrence with Contractors Special Condition
Full Occurrence is for the contractor that wants the protection of an occurrence policy with no sunset provision. Eligible contractor will use fully insured subcontractors, is held harmless and named as an additional insured by the subcontractors, and maintains records of same for 5 years plus.
       2.   Occurrence with Sunset Clause
It is an appropriated alternative for the contractor that will use insured or uninsured subcontractors.  It is applicable with a sunset provision to the occurrence policy provides adequate coverage length for his business.
      3. Claims Made
This option offers coverage to GCs with option to purchase an extended reporting period of unlimited duration for no more than 200% of the last annual premium.
The premiums for the above-mentioned policies are on the range from $1200 to
$ 1600.The payroll could be from $ 16000 to $ 25000. The minimum revenue should be at least $ 60000 per year.

Road Runner Insurance Program for Businesses in Naples, Bonita Springs and Fort Myers Florida

The innovation has been a priority on the business plan that E & S Insurance has been implemented during the last two years on South West Florida.  In 2010, the independent insurance agency developed a pilot project that surveyed around three hundred of the small businesses in Collier and Lee Counties.  The survey found that 85% of the business owners or the managers knew very well the vendors that provided them with the basic supplies such as raw materials, products and services. However, only 15% of them had known personally or remembered the name of their insurance agents.  In addition, just 10% of the owners knew the limits and coverage they had on their Business Insurances. As a result, 90% did not know for sure what kind of protection they had in case of unpredictable and catastrophic disasters such as fire, hurricanes, floods and other damages to the property. Sometimes, they never asked for themselves what could happen to them and their families if they could not open the business and did not receive any revenue.

Based on the above-mentioned findings, E & S Insurance designed a new project called ROAD RUNNER PROGRAM FOR BUSINESS. The main goal is to visit and contact face to face four hundred business owners during 2011 in Collier and Lee Counties. The Road Runner Agent will offer them and exclusive and personalized service. He will review and evaluate the coverage on their business policies and will propose them a new business insurance package that will meet their needs and budgets. As a part of this review, the agent will establish if the owner is over or under insured; also, he will review the premiums they have been paying and will implement a proposal that will save some money to the business owner.  Finally, he will explain them how to avoid unnecessary claims, and will assist them with potential claims in the future.  As a result, the business owner will have an agent who will be always on the road and ready to assist them.
Business owners will be able to participate on this program and they will not pay any fees.    Please complete the registration form, which is available in our website at   www.es-insurance.com.   For further information please send an email nef@es-insurance.com

Business owners should protect their property and protect them against potential liability

If a building burns, a ship sinks or a crop is destroyed by hail, the owners or parties with security interest on the building, the ship and the crops will have substantial losses.  Thus, in order to prevent economic losses the individuals or companies may purchase PROPERTY INSURANCE, which will indemnify themselves against the damages or total destruction of the property.  For instance, if a shopping center is total destroyed by fire, the owner of the building  may have  a  property insurance for the entire building while the tenants who have their own business on the building may have their own insurance in order to protect the business property and the loss of income.

In addition, the tenant  and the owner of a commercial space may be held liable in a court of law or an administrative body, to pay damage to the other parties for actions,  omissions or damages.  This potential liability is extensive to third parties such as:  clients, suppliers, contractors and guests. For example, if a restaurant burns and as a result there are some damages on the building,  the loss could be transferred to the party that has been negligent and has caused the risk.  Therefore, the business owner and the owner of the building should take the measures to protect them against potential liabilities. If both parties have not been negligent then they will not be liable for what happened. In opposition, if they are declared blameworthy they could be sued. Thus, both parties may purchase a LIABILITY INSURANCE, which will protect them if a liability arises.

Business insurance should protect the owners against catastrophic losses.

As an agent specialized on business insurance, I visit every day an average of eight  shopping centers and commercial complexes in Naples, Bonita Springs, Marco Island, Fort Myers and Estero. The purpose of my rallies is to interview  the  owners  and managers  of  small business and  explain them  the scopes and limitations of business insurances.  In general, owners have just the insurance requested by the landlord on the lease contracts, which  is known as LIABILITY INSURANCE.  On this way, they are protecting the owner of the building against potential liabilities, but they are not protecting their own assets against catastrophic losses.

For this reason, I strongly believe that it would be useful for small business owners to read some blogs that will provide them with valuable information at the time of making decisions in terms of risk management. I will write a total of ten blogs during the next ten days with specific information related with limits, coverage, exclusions, requirements, deductibles and security measures.

Cheapest premiums for auto insurance depends on brand and models

Thousands of consumers are shopping around dealers in order to obtain the cheapest new autos produced on 2010. In fact, they will find some bargains because the new 2011 models will come in the next thirty days.

As an insurance agent, I strongly recommend the consumers to add the insurance premium to the other factors that normally they consider as the most important, such as, price, safety, brand, gas per miles, etc.

After a research on several sources of information, following is the list of the ten autos that are the most cheapest models to insured on the current market:

1. KIA Sedona
2. Mazda 5
3. Ford Escape
4. Hyundai Santafe
5. Mercury Mariner
6. Chrysler PT Cruiser
7. Ford Explorer
8. Subaru Outback
9. KIA Optima
10. Chevrolet Equinox

In addition, based on the accessories and additional safety devices as well as on the drivers' history it is possible to reduce the premium to the minimum.  For free consultation visit www.es-insurance.com  or send me an email at nef@es-insurance.com
